There is no pre-payment penalty, and no balloon at the end of the contract. PARCEL NUMBER: 013-270-008, commonly known as 1435 Big Creek Road. DIRECTIONS: From Quincy take the Oroville-Quincy Highway West to Meadow Valley. This road may also be known as “Buck’s Lake Road”. To further confuse you, the road after the town center of Meadow Valley becomes “Spanish Ranch Butte County Road”. But once you have reached the town center of Meadow Valley and the Post office, you are within minutes of your new property. Still going west on Spanish Ranch Butte County Road, take a left on Schneider Creek Road. Take a right on Big Creek Road. Look for the address “1463” on your left. Stop!! That is the lot next door to you. Your property is right before this driveway and extends down to the telephone pole you just passed. Park near the driveway and walk back toward the telephone pole. You will see a driveway going toward the river. This is your property. Take a walk! Go on down and put your toes in the creek. The property has been surveyed but the rebar they use would be buried - literally - in the creek on one end (your ownership goes midway through the creek) and is buried two feet in dirt up the hill the other direction. The best way to describe it is this: Big Creek road is the easement that goes through the property as outlined on the plat map. "1463 Big Creek Road" is just to the west of this property. You'll know "1463" because you'll see a driveway with that sign posted. The property lies north and south just East of the "1463" driveway and goes back approximately 100 feet east towards the telephone pole. Now you can walk North on this section toward the creek. You can also walk south in this direction up the hill toward the south end of the property. You’ll know the south end of the property because both "1463" and the Lot 26 to the east (green house up on hill) have fence lines along the southern boundary. Their southern boundary is the same as Lot27 (your property). So you can draw a line from both their back fences to determine your boundary on the southern side. ZONING: Secondary Suburban, Flood Plain Combining. ACCESSIBILITY: There is year round accessibility to this 1.68 acre parcel. TOPOGRAPHY: Hills with trees and wildflowers. Creek frontage. Generally flat on creek side of the road. Note that the septic tank may have to be placed on the south side of the road due to the 100 year flood plain and may cost additional for a pump, higher elevated leach field, etc. A rough estimate of costs would be about $2 - 3,000 higher than a normal septic tank installation. ALSO NOTE: There is a culvert which runs on the west side of the property. This must be cleaned often during the rainy season, or will clog. If it clogs, the rain water will overrun the road and the north side of the property as it makes its way to the Big Creek. WEATHER: Check out Plumas County Weather search on internet as well as the Plumas National Forest in the beautiful High Sierras. Snow in winter, sunny beautiful days in summer. Spring and fall brings outrageous flowers and flora. LOCATION: Plumas County is located in the northeastern part of California, where the Sierra Nevada and Cascade Mountain ranges come together.
